As a multi-disciplinary practice we are able to combine our professional specialisms to meet a variety of property related needs.

For this particular project we were asked to prepare a Building Survey report of a period cottage in Pury End, Northamptonshire.


The Survey highlighted a distinct lack of recent maintenance.  There were also some inappropriate past repairs and a less than impressive 1970’s extension.  Fortunately, however, there were no serious structural defects and the property had considerable potential for extension, refurbishment and remodelling.

With confidence from our Building Survey report, the client was able to complete on the sale.


We were then asked to provide a full design service to renovate and extend the property.  This was to take the form of a two-storey rear extension.  At ground floor it would include a new kitchen, dining room and family room.  At first floor the client requested a master bedroom with en-suite and a further single bedroom.  A new utility room would be formed on the footprint of the existing outbuilding.

In order to ensure that our design drawings are based on accurate data, we used laser scanners to compile detailed 3D models, plans, elevations and sections of the existing structure.

Working closely with our client, we took the design brief and prepared feasibility proposals for comment and discussion.  The feasibility proposals were then fine-tuned to produce the final Planning Drawings that were submitted as a ‘Full-Plans Application’ to the Local Authority.

Upon successfully obtaining Planning Approval, we further advanced the plans and elevations to provide a detailed Working Drawing Package.  These included comprehensive construction notes and detailed specifications.  They were used to obtain Building Control Approval and also assisted with securing competitive quotations from local building contractors.


The project is now nearing completion and we very much look forward to posting photos of the finished article.  It truly will be an idyllic family home in a beautiful location.
