Estate Agents for Eydon

David Cosby has provided professional property advice for the residents of Eydon since 2003.  We are an established firm of Chartered Surveyors and Estate Agents regulated by the RICS (The Royal Institution of Chartered Surveyors).  It is our belief that that all Estate Agencies should be governed by the strict professional guidelines required by the RICS to ensure consumer interests are at the heart of the business.

Thinking of moving to the village of Eydon?

Eydon is an attractive Conservation Area village characterised by its seventeenth- and eighteenth-century stone cottages, mature trees and peaceful rural setting. Often compared to the Cotswolds in appearance, it is one of the most sought-after villages within South Northamptonshire’s “Golden Triangle”.

Set on a hill and surrounded by open countryside, the village offers a strong sense of place and community. Local amenities include The Royal Oak public house and restaurant, a parish church, village hall, sports field and recreation area. Residents also benefit from several local artisan producers, including Oboe Fine Wines and Dodds Manor Farm Shop, with a weekly butcher’s van serving the village.

Additional day-to-day services can be found in the nearby villages of Byfield, Woodford Halse and Culworth, while Banbury, Brackley, Towcester and Daventry offer a wider range of shops and facilities.

Eydon is well located for regional travel. The M40 at Banbury (Junction 11) is around eleven miles away, and mainline trains from Banbury reach London Marylebone in approximately one hour. Services from Milton Keynes Central provide an alternative route to London Euston.

Recreational opportunities include golf at Cherwell Edge and Staverton, horse racing at Warwick and Stratford-upon-Avon, motor racing at Silverstone, and fishing and sailing at Boddington Reservoir. The National Trust property at Canons Ashby is close by, offering historic gardens, walking routes and a popular café.

The area is well served by independent schools, including Winchester House in Brackley, Beachborough in Westbury, Carrdus near Banbury, and senior schools such as Stowe and Rugby.

A Professional Lettings Service

Managing a rental property can be demanding, particularly when balancing tenant selection, maintenance, compliance, and day-to-day communication. Our lettings team provides a professional and structured service to support landlords and protect their investment.

We are regulated by both the Royal Institution of Chartered Surveyors and ARLA, giving landlords confidence that their property is managed in line with recognised professional standards.

We have detailed knowledge of the local rental market and can advise on appropriate pricing, marketing, and tenant selection. Our referencing and screening process is designed to help secure suitable tenants who will meet their obligations throughout the tenancy.

Our service covers tenancy documentation, renewals, routine inspections, and maintenance coordination. We work with trusted contractors to address repairs promptly and keep the property in good order, while maintaining clear communication with both landlords and tenants.

If you are seeking a reliable, well-managed lettings service with clear professional oversight, please contact us to discuss how we can help.

Photography

Creating the best first impression of your home is essential in order to achieve a quick sale.  Our professional photography is captured using the highest quality professional grade cameras, lenses and flashes.  We do not use fish-eye lenses to give a false impression; however, we will spend time preparing and improving the RAW image data in professional software to ensure that your home is presented in its best light with images that will induce a ‘show-home’ appeal.

Floor Plans

Our in-house surveyors are experienced CAD operatives and we draft all our own floor plans.  This enables us to ensure a higher degree of accuracy than the typical estate agent floor plan.  We also provide a level of detail that enables potential purchasers to understand the space and amenities within your home.  We obtain our measurements for the floor plans using the latest laser scanners which helps to ensure quick, safe, and accurate collection of data.

Surveying Bletchley Park Before the Restoration

Surveying Bletchley Park Before the Restoration

In 2009, David Cosby Chartered Surveyors were instructed to survey the buildings across Bletchley Park in support of a Lottery funding application that would later help transform the site into the museum and heritage attraction it is today. At the time, however, the estate felt very different. Many of the buildings had fallen into gradual decline and the inspections revealed a mixture of leaking roofs, decayed joinery and blocked gutters across one of the most historically important sites of the Second World War.
