Schedules of Condition

A Schedule of Condition provides an agreed record of a property’s condition at the outset of a lease. When prepared jointly and annexed to the lease, it offers both photographic and written evidence of existing defects and areas of wear. Its purpose is to help clarify the tenant’s repairing obligations during the term and to limit potential dilapidations claims at lease end by distinguishing between pre-existing issues and later deterioration.
