Residential Property

Always Consider an Independent Home Survey

Even if you are buying your property with the assistance of a mortgage and your lender conducts a valuation of the property, you should always consider an independent home survey.  The valuation is not a survey but a limited check on behalf of the lender to ensure that the property is good security for the amount of money that they are lending you.  Find out further information from the RICS Guide to Home Surveys here.

We do not carry out valuations on behalf of lenders, but we do offer independent RICS surveys and valuations. There are three levels of home survey available from your RICS surveyor. They are the Level 1 Condition Report, the Level 2 HomeBuyer Report and the Level 3 Building Survey.

The Homebuyer Report can be conducted as a ‘Survey Only’ or as a ‘Survey with Valuation’. The RICS have also issued a helpful ‘At-a-glance’ information leaflet setting out the differences between the surveys available. please click here to review this leaflet. For further information on each individual survey, please click on the relevant link below.

Valuations

Our small dedicated team of RICS registered valuers offer a range of valuation services for both commercial and residential clients.  Whether it be for probate purposes, help-to-buy, matrimonial or a simple market valuation, please contact us to discuss your requirements with one of our RICS Registered Valuers.

BCIS Reinstatement Calculations

A Reinstatement Valuation is the cost of rebuilding an average home of the type and style inspected to its existing standard using modern materials and techniques in line with current Building Regulations and other legal requirements. A reinstatement Valuation will help you decide on the amount of buildings insurance cover for your home.  If you are in need of a Reinstatement Valuation for insurance purposes, please contact us to discuss your requirements.

Defect Diagnosis Inspections

Concerned about a crack, possible damp or timber decay?  You may like to read some of our articles regarding the more commonly occurring defects in the home which can be found on our latest news page.  If you are still worried about your particular issue, then we offer individual defect diagnosis reports and one of our Chartered Surveyors would be happy to discuss these with you.
